Options

Your options

  • Full sand and refinish

Sanding back to bare wood removes scratches, stains and old finish, then optional stain and new coats of finish.

  • Buff and recoat

For a floor that’s dull but not deeply scratched: the old finish is buffed and a fresh coat applied. Faster and cheaper than a full sand.

  • Board repairs

Water-damaged, burned or cracked boards are replaced with matching wood before refinishing.

  • Water-based or oil-based finish

Water-based finishes dry fast, smell less and keep wood lighter. Oil-based finishes warm the colour towards amber and take longer to cure.

  • Sheen

Matte and satin hide scratches and dust best; semi-gloss and gloss shine but show wear sooner.

Step by step

How refinishing goes

  1. Inspect and repair

Loose or damaged boards fixed or replaced; nails set.

  2. Sand

Several passes from coarse to fine grit, then edges and corners.

  3. Stain

Optional — sample patches first so you pick the colour on your own floor.

  4. Finish and cure

Coats of finish with drying time between them; furniture back once it has cured.

Local know-how

Good to know in Greater Vancouver

  • Older houses in Vancouver, Burnaby and New Westminster often hide fir or oak floors under carpet. Many can be sanded and refinished.
  • Engineered floors: whether one can be sanded depends on its wear layer. We check before we quote.
  • Plan around drying: refinished rooms can’t be used until the finish has dried, so we agree the order of rooms with you.

How many times can hardwood be refinished?

Solid ¾-inch hardwood can be sanded many times over its life. Engineered hardwood depends on its wear layer: a thick wear layer allows one or more full refinishes, a thin one only a buff and recoat.

Do I need to move out during refinishing?

Not always, but rooms being refinished can’t be used until the finish has dried, and oil-based finishes have a strong smell. We plan the order of rooms with you.

Can you remove pet stains?

Surface marks sand out. Deep, dark stains from pet urine or water usually go right through the board — those boards are replaced.

How long does refinishing take?

Typical time for one room and for a main floor goes here.

How much does it cost?

It depends on the area, the product and the subfloor. Typical installed price range per square foot goes here. After a free in-home visit you get a written quote.
