Options

Choosing your hardwood

  • Species

Red and white oak are the most popular — hard-wearing and easy to stain. Maple is smooth and light, hickory is one of the hardest domestic woods, and walnut is rich and dark but softer.

  • Board width

Classic 2¼-inch strip, or wider planks for a modern look. Very wide solid boards move more with the seasons — that’s where engineered hardwood often wins.

  • Prefinished or site-finished

Prefinished boards arrive with a factory finish: no sanding or fumes on site, and you can walk on them right away. Site-finished floors are sanded and coated in place for a flat, even surface and any stain colour.

  • Grade

Clear grades show little colour variation. Character or rustic grades show knots and grain for a natural, lived-in look.

Step by step

How the installation goes

  1. Acclimate

The boards sit in your home to adjust to its temperature and humidity, as the manufacturer specifies.

  2. Check the subfloor

Wood floors need a flat, solid subfloor with a moisture reading inside the manufacturer’s limits.

  3. Lay out and install

Rows are planned so joints are staggered and the room looks balanced, then each board is nailed through the tongue.

  4. Finish

Trims, transitions and stair nosings go on, and the room is cleaned up.

Local know-how

Good to know in Greater Vancouver

  • Wet winters and heated, drier homes make wood grow and shrink with the seasons. Small winter gaps are normal; keeping indoor humidity steady — most manufacturers ask for roughly 35–55 % — keeps them small.
  • Solid hardwood isn’t made for concrete or below-grade rooms, which most condos and basements are. Engineered hardwood is the right choice there.
  • Many older homes in Vancouver, Burnaby and New Westminster have original hardwood or fir under carpet. Check before you replace — refinishing it may cost less.

Can solid hardwood go over concrete?

Not directly. Solid hardwood needs a wood subfloor to nail into, and it doesn’t like the moisture concrete can hold. Over concrete — most condos and basements — engineered hardwood, glued down or floating, is the right choice.

When can I walk on a new hardwood floor?

Prefinished hardwood can be walked on as soon as it’s installed. A site-finished floor has to cure first: usually light foot traffic after about a day, and longer before rugs and heavy furniture go back. We give you exact times for the finish we use.

Can you match new hardwood to my existing floor?

Often, yes — by matching the species, board width and finish. Site-finishing the new and old boards together gives the closest match.

Do you install hardwood on stairs?

Yes. We install hardwood treads, risers and nosings to match the floor — see the stairs page.

How much does it cost?

It depends on the area, the product and the subfloor. Typical installed price range per square foot goes here. After a free in-home visit you get a written quote.
